To buy or not to buy
剛剛截止的居屋申請，一共收到12萬份申請表，其中約1萬900份是綠表，其餘10萬7400份是白表，創97回歸後新記錄。在97年7月的居屋發 售中，共收到11.4萬份申請表，數字跟今次很接近，但當時政府推出的居屋單位約1萬個，而今次新一期的居屋供應，只有2160個單位。按照綠白表六四分 配比例，綠表申請者平均約8人爭奪一個單位，白表申請者則平均約124人爭一個單位。所以實質競爭其實遠遠超越當年。
最新發表的11th Annual Demographia International Housing Affordability Survey羅列了包括澳洲、加拿大、中國、日本、新加坡、英國、美國等地378個城市的住宅負擔比例。香港這個彈丸之地竟然連續五年蟬聯第一位，住宅物 業平均中位價為$4,892,000，但人均年收入只有$287,000，比率為17.05。換句說話，即是要每月在零支出的情況下，儲蓄超過17年的收 入，才能購買一個單位。
太平洋的另一邊，美國底特律經濟從破產的谷底爬出，物業中位價為$112,000美元，而人均年收入卻有$52,900美元，年收入與住宅物業中位數比率為2.12，成為是次調查城市中最易上樓的地方。
香港身為全球最難負擔住宅的城市，再下去上不上車的兩難局面只會愈來愈嚴。今天你在慨嘆樓價高得岌岌可危，但猶豫兩天它又創個很高給你看，一頭半個 月又破一次頂，追價入市又怕收貨尾變負資產，忍手等又不知會不會再有機會上車。早幾天有人大言不慚在喊「安身立命」，連住的地方都沒有，還安甚麼身？
